Despite the fact that the signs on the estate do not strictly speak of a ban on cycling (except for the part by the house and the bridge, because this is private land and explicitly prohibited), I know from direct contact with the managers from my time at Cannondale (who have an office there) that they do not want cyclists on the property. So cycling is actually prohibited here. Do with this knowledge what you will. Pretend you never read this and that you don't know anything, but don't be surprised if there are suddenly clear bans on cycling in other places on this estate. Time will tell.
